When to call about it
Water on the floor by the air handler
In South Florida this is almost always the condensate drain. The line grows algae, backs up, and either the pan overflows or the float switch cuts the system off. Clearing it is a same-visit fix.
It runs all day and the house still feels damp
A system that is oversized, low on charge, or moving air through a leaking duct will drop the temperature without pulling humidity. That is a measurement problem, not a thermostat problem.
It trips the breaker or hums and will not start
Usually a failed capacitor or contactor. Both are inexpensive parts. Running the system in that condition is what turns it into a compressor replacement.
The outdoor unit is rusted through at the base
Salt air near the coast eats condenser coils and cabinets. Worth an honest look at repair cost against the age of the unit before you spend money on it.

- How often does an AC system in Florida need maintenance?
- Twice a year. Systems here run close to year-round, so coils load up with dirt and drain lines clog faster than the once-a-year schedule most manufacturers write for northern climates.
- Should I repair this system or replace it?
- It depends on the age, the refrigerant it uses, and what failed. A ten-year-old system with a bad capacitor gets repaired. A fifteen-year-old R-22 system with a leaking coil usually does not. You will get both numbers.
- Do you handle the permit for a system replacement?
- A change-out is permitted through your city or Broward County. That is handled as part of the job, not left with you.
