When to call about it
The water bill jumped and nothing looks wrong
A running toilet flapper or a slab leak both show up on the bill before they show up on the floor. A meter test tells you which one you have in about fifteen minutes.
Low pressure at one fixture only
Usually an aerator, a cartridge or a partly closed angle stop. Low pressure everywhere at once is a different problem: the regulator, or the supply line itself.
The same drain clogs every few months
Clearing it again is treating the symptom. A recurring clog in the same line means a belly, a root intrusion or scale, and it is worth finding out which before you pay for the fourth snake.
Rusty water in the morning, clear water by noon
That is the water heater, not the city supply. Once the tank is corroding on the inside, replacement is a matter of scheduling rather than deciding.

- Are you licensed for plumbing work?
- Work that requires a licensed plumber is either done under the appropriate license or handed to a licensed plumber. You will be told plainly which category your job falls into before anything starts.
- How long does a water heater replacement take?
- A straight tank-for-tank swap is typically a half day. Converting to tankless takes longer because the gas or electrical supply and venting usually have to change.
- My house is on well and septic. Can you work on it?
- Yes. Well pumps, pressure tanks and water treatment are common on the acreage properties in Southwest Ranches and west Davie, and they are part of the regular workload.
